What kind of inspections should I get?
We highly recommend a home inspection. Which is used in order to give you an overview of the condition of the home. This helps you establish any further inspections that may be suggested to you. It is typical for your licensed home inspector to also be a licensed termite inspector and sometimes even licensed a septic tank inspector.
Depending on the findings of your home inspection, your may need to have further evaluations done on:
Electrical
Plumbing (Including Septic Tanks)
Foundation
Roofing
HVAC
Pool
Inspections are to be completed within the Option Period. Inspectors will most likely find at least one thing that needs to be fixed on the property. Keep in mind that the electrical, plumbing, foundation, roofing, boiler/water heater, and HVAC should be some of your top priorities! Not the color of the walls or the small things that can be done with the help of a handyman. Even though that is something that can be negotiated, the sellers may not agree. Negotiations should be made early in the Option Period through Your Moncada Realty Group Realtor®; according to what you desire to have fixed, repaired or replaced.
